The project involves the construction of 50 subsidized housing units distributed across five structurally independent six-storey buildings. The development is distinguished by its complex prefabricated timber structure, entirely made of wood and anchored to a mixed foundation system composed of Titan micropiles and reinforced concrete beams.
The foundation structures are made of reinforced concrete, while the above-ground structures were built in timber using a Platform Frame system.
The internal frame consists of timber studs (solid KVH timber or laminated spruce timber) and timber cross members (solid KVH timber or laminated beech “Baubuche”), all clad on both sides with 15 mm OSB3 panels fixed through nailing.
The wall construction system is a box-type structure in which the panels counteract horizontal forces through their shear rigidity.
The floor slabs are made with cross-laminated timber panels (XLam), whose plate rigidity allows horizontal floor loads to be distributed to the vertical walls.
The roof slab consists of insulated panels with main laminated timber ribs and stiffening cross members in solid KVH timber.
The building envelope is completed with glass wool external insulation, PVC window frames, internal plasterboard partitions, ceramic and laminate flooring, and resin terrace surfaces.
Particular attention was devoted to the design and installation of the heating, cooling, and air exchange systems for the apartments. These systems rely on air-to-air heat pumps with thermodynamic heat recovery, which use the expelled indoor air at 20°C as the external source for the heat pump, thereby recovering its residual heat.
This allows the heat pump to operate under consistently optimal temperature differences, achieving very high performance coefficients.
Domestic hot water production is also managed through dedicated heat pumps.
The buildings are additionally equipped with a greywater recovery system which, through a filtration process, allows wastewater from bidets, sinks, and showers to be reused for toilet flushing and car washing.
The entire construction system — both the almost بالكامل timber structural system and the technical installations — reflects an eco-compatible approach focused on energy efficiency and sustainability.
In front of the buildings, with sea views visible even from the ground floor, a landscaped green area featuring gardens and play areas has been created, offering future residents generous recreational spaces and bringing freshness to the entire development.
