The project
The development consists of two residential buildings comprising a total of 88 apartments and 105 underground parking spaces.
The building area was engineered with a foundation system consisting of perimeter diaphragm walls 50 cm thick and approximately 14 metres long, together with bored piles with diameters ranging from 60 to 80 cm and a length of approximately 17.5 metres. The foundations were completed with reinforced concrete strip footings and raft slabs cast directly on the existing ground. The excavation works were carried out using the “Top-Down” construction method for major foundation digging operations.
The building was constructed with a reinforced concrete structure, featuring beams and columns cast in place, and reinforced concrete slab floors. The roof structure is made of glulam timber beams and laminated wood beams, subsequently insulated with thick layers of polyurethane panels.
The partitions between adjacent apartments are made with a double-wall system (8 cm hollow brick and heavy brickwork; in cases where walls border corridors, 8 cm and 12 cm brick layers are used), with an interposed acoustic insulation layer consisting of 25 mm wood-fibre panels combined with an 8 mm lead-polymer membrane, providing acoustic performance.
Special attention was given to thermal bridge mitigation using Celenit insulation panels, as well as to acoustic insulation of floors using materials such as Fonostop Duo (6/8 mm by Index), cork rubber, rubber insulation, or similar products installed between the slab and the flooring above.
The outdoor area belonging to the buildings corresponds to the roof of the underground garage and has been developed as communal and private green space for ground-floor apartments, including pathways and seating areas paved in porphyry.
